Prepared by Radif Partners · Method · Rules read in the BOE and the regional gazettes on 26 October 2026
The State Housing Plan 2026-2030 keeps an aid to help young people buy a home outside the cities. It is open to people aged 35 or under with own income up to 5 times the IPREM, 42,000 euros a year, to buy or self-build a home in a municipality or settlement of 10,000 people or fewer, which can be extended to 20,000 if the region agrees it with the Ministry. The aid is up to 15,000 euros per home, capped at 20% of the price, and if two people buy it is split according to each one's share. The price must not exceed the Annex IV maximum for your region, between 200,000 and 325,000 euros, and the home must be your main residence for 5 years. Purchases signed from 1 January 2026 count, but the money only flows once your region opens its call.
How the aid is worked out
Article 143 of Royal Decree 326/2026 gives the lower of two amounts: €15,000 per home or 20% of the price. A €90,000 house in a Castile and León village receives €15,000. To reach €15,000 the price must be €75,000 or more. If two people buy, each receives according to their share: for a €150,000 house in Aragon owned 50/50, your part is €7,500. No more than two people can buy the home.

The requirements
Under article 141, you must be 35 or under when you apply, or when you signed the contract if you signed after 1 January 2026. Your income must not exceed 5 times the IPREM (5.5 with a 33% disability and 6 with 65%). You must not own another home in Spain, apart from an inherited share or a house you cannot use because of separation, divorce or disability. The home must be in a municipality or settlement of 10,000 people or fewer at the time of the call.
Your region's price cap
Annex IV sets a different ceiling in each territory:
| Region | Price cap |
|---|---|
| Andalusia | €225,000 |
| Aragon | €275,000 |
| Asturias | €250,000 |
| Balearic Islands | €275,000 |
| Canary Islands | €250,000 |
| Cantabria | €250,000 |
| Castile and León | €250,000 |
| Castile-La Mancha | €250,000 |
| Catalonia | €300,000 |
| Ceuta | €250,000 |
| Valencian Community | €250,000 |
| Extremadura | €200,000 |
| Galicia | €250,000 |
| Madrid region | €325,000 |
| Melilla | €250,000 |
| Murcia | €250,000 |
| Navarre | €300,000 |
| Basque Country | €300,000 |
| La Rioja | €250,000 |
The Basque Country and Navarre appear in the annex, but article 1.5 leaves them out of the Plan, so the aid is not offered there. For self-build, the same cap applies to the building cost, land excluded. Bear in mind that the cap is a hard limit: a house priced one euro above it gets nothing, so negotiate the price before you sign if you are close to the line.
Deadlines after the award
You have 6 months from notification to provide the deed or private contract. If the home is under construction, works must start within twelve months of the award and the contract must show the aid as a payment on account. The region may pay the seller directly. Until your region publishes its call, follow the status in the calendar; and if you rent in the meantime, see the rent tax deduction.
